1) What are Landlord services?

Being a landlord or letting agent is stressful as it is. Not only do you need to consider your tenants and tenancy agreement but you also need to fulfil a number of criteria to make sure the rental property is electrically safe and free of faults. You may need the services of a qualified electrician to conduct a number inspections, repairs and provide maintenance to make sure your tenants and the property are protected.

2) Why do I need to include landlord services?

Private landlords are legally duty bound to provide safe housing for tenants where electrical fixtures and installations have been checked by a qualified electrician and therefore deemed as electrically safe.

Failure to comply and protect the occupants of the rental property can have severe consequences ranging from hefty fines, imprisonment and also having insurance policies  such as building insurance to be void.

3) PAT testing

Portable appliance testing or PAT testing is not a legal obligation but here at EMC Electrical group, we strongly recommend that landlords and letting agents perform PAT on any non fixed electrical appliances in the property.

Appliances might include, toasters, kettle, microwaves and white goods such as fridge and freezer.

PAT testing provides a peace of mind as you, the landlord will have evidence of safety checks on the appliances you have provided your tenants. In the case of any electrical related accidents, you will be able to demonstrate your accountability.

4) EICR

An EICR or electrical installation condition report is a legal document provided upon an extensive inspection of all hard wiring and electrical installations at a property.

All lighting, switches, plug sockets and fuse box or consumer unit will be inspected thoroughly as well as any additional devices such as a home EV charger or solar panels if the property has them.

The inspection will identify any faults or electric concerns we might come across. Any faults will be assigned a classification code and suggestions for remedial work which must be completed within 28 days.  

  • Report findings: Unsatisfactory codes include C1, C2 or F1. The faults found either require further investigation or have a high risk of injury and need immediate remedial action.
  • Report findings: Satisfactory code is C3 which suggests that some electrical issues have been observed during the inspection but they do not carry a risk to life and we would recommend solutions for you.

A copy of the report must be made available to the tenants as well as local authority. A satisfactory EICR is only valid for 5 years and must therefore be renewed by conducting another inspection.

5) Other landlord services?

Although we are predominantly called out to conduct PAT testing and EICRs on rental properties, we do tend to find landlords are keen to carry out further landlord services which include:

  • Fire hazard testing.
  • Smoke and carbon monoxide alarm installation.
  • Bonding or earthing issues.
  • Equipment or circuit overload services.
  • Emergency lighting in larger rental properties.
