Back to topPortable appliance testing or PAT testing is not a legal obligation but here at EMC Electrical group, we strongly recommend that landlords and letting agents perform PAT on any non fixed electrical appliances in the property.
Appliances might include, toasters, kettle, microwaves and white goods such as fridge and freezer.
PAT testing provides a peace of mind as you, the landlord will have evidence of safety checks on the appliances you have provided your tenants. In the case of any electrical related accidents, you will be able to demonstrate your accountability.
Back to topAn EICR or electrical installation condition report is a legal document provided upon an extensive inspection of all hard wiring and electrical installations at a property.
All lighting, switches, plug sockets and fuse box or consumer unit will be inspected thoroughly as well as any additional devices such as a home EV charger or solar panels if the property has them.
The inspection will identify any faults or electric concerns we might come across. Any faults will be assigned a classification code and suggestions for remedial work which must be completed within 28 days.
A copy of the report must be made available to the tenants as well as local authority. A satisfactory EICR is only valid for 5 years and must therefore be renewed by conducting another inspection.
