An EICR or electrical installation condition report, also referred to as a landlord's safety check,is an extensive inspection of all fixed electrical aspects and installation in a property. For landlords or letting agents, an EICR is a legal obligation which is carried out to make sure the electrical features are safe and free of faults for tenancy agreements. As you can imagine, electrical faults generally start off small and can go unnoticed for some time, often causing more damage as the electrical issue worsens. An EICR can help identify minor and major electrical hazards which could potentially lead to electrical shocks and fires.

Back to topAn initial visual inspection is carried out by our qualified electricians. The inspection will assess the current state of the electrical installations, paying particular attention to any faults as well as wear and tear.
Further testing is carried out using state of the art testing tools. Our experienced and knowledgeable electricians will inspect the following:
Any faults or failures we do find will be identified on the report, a formal document. Each fault identified will be assigned a classification code to identify the severity of the fault.
If the inspection is successful, you will receive a satisfactory outcome. However, any faults we do identify will need to be remedied within 28 days.
Back to topLandlords are legally bound to complete and retain records of EICR testing, an EICR must be carried out every 5 years with copies of the report provided to tenants and the local authority.
