An EICR, or Electrical Installation Condition Report, is an inspection of the fixed electrical system at your Bristol property. When an EICR is carried out, your electrician will be carrying out a series of tests and visually inspecting your electrical wiring, switches, light fittings, sockets, and consumer unit. If it is a part of the fixed electrical installation, it will be assessed.
The aim of the EICR is to discover any elements of your electrics that are potentially dangerous, or that no longer comply with regulations, whether that be due to damage or wear and tear.
Once your EICR Electrician has completed their inspection they will prepare a report for you which lists any areas that require attention. This is the EICR itself and each observation will be assigned a specific code that denotes the severity of the issue and how swiftly it needs to be rectified.
Who needs an EICR?
An EICR is a legal requirement for some property owners and are highly recommended for others.
- Landlords are required to have an EICR carried out every 5 years and, in addition, are advised to have one at each change of tenancy.
- Owners of, and employers at, commercial properties are also required to have regular EICRs, generally at 5-year intervals although this can be reduced depending on the nature of the business and the premises themselves.
- Whilst homeowners do not legally require EICRs, it is strongly recommended that they have one carried at least every 10 years. It is also advised when moving house and planning any renovations or additions to the home.
